Who I am

I make room for first-home questions.

I'm Amanda Tanguay, a loan officer at CMS Mortgage Solutions. My focus is your first home in Hampton Roads, especially Chesapeake and Norfolk. If you served and are thinking about buying, I’ll help you understand where VA fits. If you have no military connection, I’m here for your first-home questions too.

I start with your life before the loan. What would make a home work for you? What does your budget need to leave room for? I’ll listen before we discuss paperwork or compare loan options.

You can ask me what a Certificate of Eligibility means, how FHA works, or what to gather before applying. I’ll explain the terms as they come up. Your questions belong here.

How I help

I start with the questions on your mind.

Your first home after service Program terms vary

I’ll help you understand your Certificate of Eligibility and how VA loan review works. The certificate is one part of the process. Your income, credit, and the home also need review.

Chesapeake or Norfolk?

Tell me about your commute, your move date, and what you want to keep in savings. I’ll help you build a homebuying plan around those needs before you get attached to a listing.

FHA in plain terms Program terms vary

FHA insures loans made by lenders. I’ll explain the credit review, down payment, and mortgage insurance so you can compare it with other options. Being a first-time buyer alone does not determine eligibility.

Your first purchase

You don’t need a military connection to talk with me. I’ll explain how a mortgage application works and help you make a document list. We can start with whatever feels least clear.

My VA and FHA content is educational, not endorsed by or affiliated with any government agency, and not a commitment to lend. All loans require lender review of credit, income, and property. CMS Mortgage Solutions is not a government agency.

How it works

First home, and you served? Do these three things first.

Here’s where I’d start before browsing homes. Buying without a military connection? I can help you build your own starting list too.
