Social & Video Playbook

My weekly plan for explaining VA, USDA, home equity, and getting ready.

I use these bios, recording blocks, and 28 opening lines to answer useful questions. My audience includes veterans, service members, buyers outside the metro cores, and current homeowners from Richmond to Northern Virginia.

2 paste-ready bios 28 hooks 2 film bursts / week 5-min weekly check
How I make time for this I use two recording blocks as my weekly content habit . I connect the questions people ask with my lead follow-ups and prepare topics for Buyers day (Wednesday).
My three starting habits

I choose a small routine I can repeat.

I keep the topics focused so recording does not become another project to plan from scratch.

01
I add my two bios to my profiles after review, with my application link where the platform allows it.
02
I reserve two 20-minute film bursts each week. I choose the questions before I pick up my phone.
03
I aim to answer comments and DMs within 24 hours. I move personal financial details to a secure conversation.

How I use each channel

I adapt one useful answer to the place I share it.
Questions and conversation

Instagram 3–4× / week

I use Reels for one clear answer about VA, USDA, or home equity. In Stories, I invite general questions and share reminders about getting ready. I keep borrower information private.

Short explanations

TikTok 3–4× / week

I open with the question, explain the unfamiliar term, and give one next step. I can reuse a video after checking that its caption and disclosures work for this platform.

Buyers and homeowners

Facebook 3–4× / week

I share education for buyers and homeowners across Central and Northern Virginia. In local groups, I follow the rules and answer questions without treating a location as proof of USDA eligibility.

Searchable answers

YouTube Shorts 1–2× / week

I use specific titles such as "VA benefit basics in Virginia" or "What secures a HELOC?" I keep the explanation useful for someone finding it later.

03

The 2-film-burst week

I give myself two short recording blocks.
Burst 1 — Explain the options Pick a day · ~20 min
  • I record 3 videos in one sitting, using a separate question for each.
  • I cover one HELOC responsibility, one VA benefit question, and one USDA eligibility check.
  • I write the main point first, then record it in my own words.
Burst 2 — Help someone prepare Pick a 2nd day · ~20 min
  • I record 2 videos: one document tip and one answer to a planning question.
  • I keep the invitation simple: ask me about your next step.
  • I review all five recordings before scheduling any of them.
My posting rhythm: Monday / Wednesday / Friday, with the other recordings saved for a useful follow-up. I aim to answer comments and DMs within 24 hours. I never ask for financial documents in public comments.
04

The 28-hook bank

I choose one opening line and build one explanation around it.

Pillar 01 VA: The Earned Benefit

"Your service earned a VA benefit. I can help you understand it."
"Before you gather VA paperwork, I want to hear your home plans."
"I start a VA conversation with service eligibility, not a house price."
"A Certificate of Eligibility is one piece of the VA process. I’ll explain the rest."
"Used a VA loan before? I can help you ask about using the benefit again."
"I separate the VA benefit from the lender’s review. Both matter."
"Planning a move after service? I can help you organize the loan questions."

Pillar 02 USDA: Beyond the Metro Cores

"Looking beyond the metro cores? I can explain where USDA may enter the conversation."
"For USDA, I check household income as well as the property location."
"A rural feel is not a USDA eligibility check. I start with the actual location."
"USDA can offer no down payment. I still help you plan for other costs."
"Before you build a USDA plan around a listing, let’s check the property rules."
"I explain whose income needs review under USDA rules before we go further."
"Considering USDA? I’ll help you turn the eligibility questions into a checklist."

Pillar 03 Home Equity & HELOC

"Your home secures a HELOC. I want that clear before we discuss its uses."
"I start a home equity conversation with what you need the money to do."
"Home equity is not the same as cash in an account. I’ll explain the difference."
"I explain a HELOC’s borrowing period and repayment period before you decide."
"Planning repairs? I can help you compare a HELOC with a home equity loan."
"Before using home equity, I ask how repayment fits your other responsibilities."
"A HELOC adds debt secured by your home. I’ll help you look at that tradeoff."Home secures the line

Pillar 04 Get-Ready Coaching

"I can help you get organized while a home purchase is still just an idea."
"Let’s make a document list that matches how you earn your income."
"Please don’t send account statements in a DM. I’ll explain the secure next step."
"You don’t need 20% down for every loan. I can explain the options and limits."
"If your income changes month to month, I want to understand that early."
"Before you open new credit during a home search, let’s discuss the timing."
"Buying between Richmond and Northern Virginia? Tell me what you want to prepare for."
05

Filming basics

I use my phone and keep the setup simple.

Light: I face a window so my face is easy to see.

Frame: I set the phone vertically on a steady surface and leave room for captions.

Audio: I record a short audio check before the full take. I move somewhere quiet if needed.

Length: I aim for a brief answer. I say the hook first and keep each recording to one question.

Captions: I keep each finished post’s hook, script, on-screen text, caption, compliance microtag, and hashtags. I use single-token hashtags such as #VALoans, #USDALoans, #HELOC, and #VirginiaHomes.

One-take energy: I record again if I miss a fact or disclosure. Otherwise, I keep my natural speaking voice.

End with the step: I close with an invitation to ask me a question or use my application link. VA, FHA, and USDA content is educational and not endorsed by or affiliated with any government agency; not a commitment to lend.
