Week one

My starting point for useful content.

I use this draft to keep my message focused before public review.

01
I use one positioning sentence to keep my pages and conversations consistent.
02
I confirm my licensed states before publishing any market or service claims.
03
I carry this focus into my launch page, social content, partner sheet, and yearly plan after compliance review.

My positioning statement

The promise I can make: clear explanations and practical preparation.
My introduction

I help veterans, service members, buyers, and homeowners from Richmond to Northern Virginia explore VA, USDA, and home equity options, with a clear plan for what to prepare.

Why it works: I name the people I serve and the questions I help answer. I offer guidance without predicting a lending decision.

My four pillars

The VA benefit earned through service. USDA beyond the metro cores. Home equity explained. Get-ready coaching.

I listen before I explain a loan. I ask about the home, the goal, and the timing so our conversation starts with what matters to you.

02

Who I speak to

I keep these four audiences in mind when I write.
1veterans and service members
2USDA-curious buyers
3current homeowners
4buyers getting ready
01
Veterans and service members

I explain the earned VA benefit without assuming it fits every situation. My message: "Your service earned a benefit worth understanding. I can help you learn how to use it."

02
Buyers looking outside the metro cores

I explain the USDA no-down-payment option and its limits. My message: "I check both sides of USDA eligibility: property location and household income under USDA rules."

03
Homeowners considering home equity

I help homeowners look beyond the project wish list. My message: "A HELOC is a line of credit secured by your home. I will explain borrowing and repayment before you decide."

04
People preparing for a future purchase

I welcome questions before someone is ready to apply. My message: "Bring me your questions first. I will help you sort out the documents and steps to work on next."

Partner audience RESPA §8 I give realtor partners clear updates within the borrower’s consent. I explain what is needed next and keep lending decisions separate from referral relationships.
03

Eight positioning angles

Use these as the lanes for future pages and posts.
Earned VA benefitI start with service and the benefit it may support.
USDA beyond the metro coresI explain location and household income rules.
Home equity with contextI talk about the goal and the home securing the debt.
Questions before paperworkI welcome the question you have been putting off.
No-down does not mean no costsI separate the down payment from other cash needs.
From Richmond to Northern VirginiaI help you connect your home search to your next step.
A manageable document listI explain what to gather and how to send it securely.
Readiness without a deadlineI help you prepare at a pace that fits your plans.
04

Voice rules

I sound like myself: kind, clear, and specific.
My voice test

Could I explain this aloud without translating it afterward?

I keep the point small enough to follow. I define unfamiliar terms and finish with a useful next step.

Always
I use short sentences and explain one idea at a time. I invite questions instead of giving orders. I respect military service without using it as a sales pitch. I describe my market as Central and Northern Virginia. I lead with VA, USDA, home equity, and preparation.
Never
I avoid language that sounds like a sales brochure. I do not create urgency around a personal decision. I do not promise lending outcomes or quote credit terms. I never call a HELOC free money or leave out that the home secures it. I keep public content subject to final review.
My check before posting I read the copy out loud. If I would need to explain the wording, I simplify it before sharing.
05

Words to use and avoid

My wording should help someone ask a better question.
Use
Why it works
"I can help you understand the VA benefit you earned."
I recognize service without promising access to a loan.
"Let’s check the property and household income rules."
I keep both parts of USDA eligibility visible.
"Your home secures a HELOC. Let’s talk through that."
I explain the responsibility alongside the possible use.
"I can help you build a document checklist."
I give someone a useful starting point.
"We can prepare before you choose a home."
I welcome people who are still planning.
Avoid
Cleaner replacement
Promises of a lending decision
Say: "I will explain what the lender needs to review."
Claims that a program fits everyone
Say: "I need to understand your situation first."
Claims of the best deal
Say: "I can help you compare the terms and tradeoffs."
Claims that no down payment means no costs
Say: "I will help you plan for costs beyond the down payment."
Claims that home equity is free cash
Say: "Borrowing against your home creates debt to repay."
06

Compliance guardrails

Useful content, inside the lines.

NMLS, Reg Z, RESPA, SMS, and state licensing

NMLS: I keep LO NMLS 207743 for Amare separate from CMS company NMLS 212405. I include Equal Housing Lender and the required lending disclosures.
Reg Z: I keep credit terms out of these educational pages. VA, FHA, and USDA content is educational and not endorsed by or affiliated with any government agency; not a commitment to lend.
RESPA: RESPA §8 I do not offer or exchange anything of value for referrals. I route co-marketing through RESPA Section 8 review.
SMS: I do not send messages from this hub. Any SMS must identify me, reflect consent, and include "Reply STOP to opt out."
Licensed states: I confirm current licensing before making public service claims. This content focuses on Virginia; it does not verify licensing in any other state.
