Your VA loan isn't one and done.

I help you look at the next move: using VA again, restoring entitlement, and fitting a sale and purchase around PCS orders. Virginia Beach is my focus within Hampton Roads. I explain FHA options too.

Who I am

I help you connect this home to the next one.

I'm Chelsi Zajac, a loan officer at CMS Mortgage Solutions. My focus is repeat and move-up VA buyers in Hampton Roads, especially Virginia Beach. I start with your current home, your prior VA use, and what you want to change about your next place.

I help you look at the whole move. A sale, a new purchase, and PCS orders can each have their own timeline. I ask which dates are firm and which are flexible so we can discuss the loan steps in that context.

I can explain entitlement, the part of your VA benefit that supports a loan, and what needs review when you want to use it again. I also walk through FHA requirements and costs. You can ask me the basics, even if you have bought before.

How I help

I start with your current home and work forward.

Using VA again Program terms vary

I review your prior VA use and Certificate of Eligibility with you. Then I explain what needs checking for another purchase, including whether restoring entitlement is part of the plan.

Selling and buying around PCS orders

I ask about your orders, sale plans, and target move date. With your permission, I coordinate loan timing questions with your real estate agent so you can see where the dates depend on each other.

FHA in plain terms Program terms vary

I explain how FHA mortgage insurance, down payment requirements, and document review fit into a purchase. I help you compare the details without assuming your last loan is the right fit again.

Moving up in Virginia Beach

I ask what your next home needs to do differently. More space, a different layout, or a new commute can start the conversation. I help you connect those plans to a fresh loan review.

My VA and FHA content is educational and is not endorsed by or affiliated with any government agency. This is not a commitment to lend. All loans remain subject to lender review, including credit, income, and property requirements.

How it works

Start with the move you have in mind.

I break the planning into three conversations.

01
Tell me what is changingI want to hear about the home you own, your next home, and any PCS dates. We can start even if your plans are still taking shape.
02
Review the loan detailsI help you gather current documents and review prior VA use when relevant. I explain questions about entitlement restoration and compare FHA if you want to explore it.
03
Connect the datesI talk through the loan milestones alongside your sale and purchase plans. As dates change, I explain what needs another look.

Another move starts with a fresh conversation.

Tell me what you are considering in Virginia Beach or elsewhere in Hampton Roads. I will help you choose a useful first step for the loan side of your move.
