Who I am

A Charleston loan officer who treats your file like family.

I'm Deborah — most people call me Debbie — and I'm an experienced loan officer at CMS Mortgage Solutions here in Charleston. I've spent years helping Lowcountry families find their way home, and with Joint Base Charleston right here, that means a lot of veterans and military families too. For many of the people I work with, buying a home is the first time anyone in the family has done it. That can feel intimidating. My job is to make it feel possible.

We go one step at a time, in plain language, in English or Spanish. I'll tell you the truth about where you stand and what to prepare next — never rushing you, never making it sound easier or harder than it is.

I work with veterans and military families using the VA benefit they earned, FHA and first-time buyers, and self-employed families — the people who sometimes get treated like edge cases instead of real families with real goals. When you work with me, you work with me, from the first conversation through closing. I take care of my clients like family, because that's exactly what this is. Aquí estoy pa' ayudarte.

How I help

Plain-language guidance for the families I serve most.

Veterans & militaryProgram terms vary

With Joint Base Charleston in our backyard, the VA benefit you earned is one I take seriously. Whether you're active-duty, Guard, Reserve, a veteran, or a surviving spouse, I'll help you understand how it works and what to prepare.

FHA buyersProgram terms vary

FHA can be a flexible path for many first-time and returning buyers. I'll walk you through how it works and what to prepare, so the rules feel manageable instead of overwhelming.

First-time buyers

Never done this before? Perfect — that's who I love working with. We start at the very beginning, answer the questions you're nervous to ask, and map out a clear first step.

Self-employed

Self-employed income takes more documentation — not more judgment. I'll help you understand what may be reviewed and how to get organized before we start.

Everything here is educational and depends on your situation. This is not a commitment to lend, and no rates, payments, or approvals are promised — every loan is subject to credit review, income, and property verification. CMS Mortgage Solutions is not affiliated with the VA, FHA, or any government agency.

How it works
