Who I am

A Phoenix loan officer who treats your file like family.

I'm Kimberly Davalos-Perez, an experienced loan officer at CMS Mortgage Solutions here in Phoenix. I've spent years helping Greater Phoenix families find their way home — in town and out in the smaller communities across our region. For a lot of the families I work with, buying a home is the first time anyone in the family has done it. That can feel intimidating. My job is to make it feel possible.

We go one step at a time, in plain language, in English or Spanish. I'll tell you the truth about where you stand and what to prepare next — never rushing you, never making it sound easier or harder than it is.

I work with first-time buyers, FHA buyers, USDA rural buyers, and self-employed families — the people who sometimes get treated like edge cases instead of real families with real goals. FHA can be a flexible path for many first-time and returning buyers. I'll walk you through how it works and what to prepare, so the rules feel manageable instead of overwhelming.

USDA rural buyersProgram terms vary

For eligible homes in rural and small-town Greater Phoenix, USDA can open a zero-down path. I'll check whether your area and situation may fit and walk it with you in your language.

Self-employed

Self-employed income takes more documentation — not more judgment. I'll help you understand what may be reviewed and how to get organized before we start.
