Positioning

& brand voice for Kimberly Davalos-Perez.

I help Phoenix buyers prepare, ask questions, and understand FHA. My content brings that same clear, patient approach to first-time buying, self-employed income, and life in the Valley.

Week one

Three moves before anything public.

This page is the working foundation, not a launch approval.

01
Lock the single sentence so every future run sounds like Kimberly.
02
Confirm the FHA and first-time focus leads into get-ready coaching, self-employed buyers, and Phoenix life.
03
Build the next four pages only after this foundation passes review: launch, social, realtor one-pager, and 12-month plan.

Your positioning statement

One sentence that every later page should inherit.
The memorized line

I help first-time buyers in Phoenix understand FHA and get ready to shop, with clear answers in English or Spanish and a plan for the next step.

Why it works: I name who I help, where I work, and what we can do together. I offer preparation and clear explanations without predicting a lending decision.

Brand spine

I listen first. I explain the details. I help you prepare. Podemos hablar en español.

I use the words I would use in a real conversation. I answer one question at a time and make the next task clear.

02

Audience priority

You can serve broadly. You should market with focus.

3Self-employed
4Phoenix and Valley
01
FHA and first-time buying

I explain the loan process before asking a buyer to make decisions. My message: "I can help you understand FHA, including the costs and review steps to ask about."

02
Get-ready coaching

I help buyers prepare for a document review before the home search gets busy. My message: "I’ll help you turn your questions about credit, savings, and paperwork into a starting list."

03
Self-employed buyers

I make room for questions about business records and changing income. My message: "Cuéntame cómo trabajas. I’ll explain which records may help the lender review your business income."

04
Phoenix and the Valley

I connect homebuying preparation to the buyer’s own budget and daily routine. My message: "Before you tour homes in the Valley, I’ll help you think through the costs beyond the listing price."

Partner audience RESPA §8 I give real estate partners a clear way to connect buyers with me for loan questions. I focus on preparation and communication, with no referral incentives.
03

Eight positioning angles

Use these as the lanes for future pages and posts.
First-home questionsI welcome the questions you haven’t asked yet.
A plan before shoppingI help you prepare for a lender review.
Phoenix and the ValleyI connect your home search to your daily needs.
FHA without the jargonI explain the terms before we use them.
Bilingual, English and SpanishI keep both languages clear and natural.
Business income questionsI help you organize the records for review.
Get-ready coachI turn the paperwork into a manageable list.
Room to ask againI slow down when something needs another explanation.
04

Voice rules

Warm, practical, and plain. Never hypey.
The one voice test

Would I say this on a first call with a Phoenix buyer?

I read each line aloud. If I need to explain a word, I replace it or define it. I keep the tone welcoming in English and Spanish.

Always
Use short sentences and clear next steps. Use "we" and "let us" more than "you should." Teach with patience and respect. Keep Phoenix and Valley homebuying questions visible. Add a natural Spanish line alongside the English.
Never
No stiff corporate mortgage language. No pressure, fake urgency, or hype. No rate, payment, fee, or qualification promises. No Spanish that feels forced or gimmicky. No content published without final review.
If Kimberly only does one thing this week I read every post aloud before sharing it. I check that it sounds like a helpful first conversation and gives the buyer a clear next step.
05

Words to use and avoid

Copy language that keeps the brand clean and useful.
Use
Why it works
"I’ll help you sort out the next task."
Patient, calm, and family-first.
"We can start with the question on your mind."
Makes the process feel less intimidating.
"I’ll explain why that document is needed."
Positions Kimberly as an educator, not a salesperson.
"You can ask me to explain it another way."
Makes the experience feel personal and steady.
"Aquí podemos hablar con calma."
Use only when it feels natural for Kimberly and the audience.
Avoid
Cleaner replacement
Promises of a certain lending decision
Say: "I’ll explain what the lender needs to review."
Eligibility claims before review
Say: "I can discuss possible options after we review your information."
"Lowest rate" or "best rate"
Say: "I’ll help you compare the details that matter to you."
"No-cost loan" or "no fees"
Say: "I’ll walk through the costs with you."
"Payment will be" or "your APR is"
Say: "I’ll use reviewed disclosures to explain specific loan terms."

Compliance guardrails

Useful content, inside the lines.

NMLS, Reg Z, RESPA, SMS, and state licensing

NMLS: Use LO NMLS 1707925 for Kimberly and CMS company NMLS 212405 separately. Do not merge them. Include Equal Housing Lender and not-a-commitment language where appropriate.
Reg Z: Do not quote rates, APR, payments, payment examples, fees, or loan-cost claims in this pilot. Future credit terms need exact disclosures cleared by compliance.
FHA: FHA content is educational and is not endorsed by or affiliated with any government agency; not a commitment to lend. Keep this line with FHA content. Discuss eligibility only after the required review.
RESPA: RESPA §8 Realtor content must not offer, imply, or exchange anything of value for referrals. Co-marketing must show RESPA Section 8 review status.
SMS: Do not auto-send from this hub. Any SMS template must identify the sender, match consent status, and include "Reply STOP to opt out."
Licensed states: Treat AZ as the pilot market until licensing is verified. Confirm Kimberly's active states before any page goes public.
