For real estate partners · Hampton Roads

Your buyers deserve a lender who won't go quiet.

Clean files. Real communication. On-time closings.

When you hand a client to a lender, your name is on the line too. I'm Kristen Genovese — a Hampton Roads loan officer since 2012 — and my whole job is making you look good. Here's what partnering with me actually means.

How this fits my week

Monday is my Realtor Acquisition day

Building real agent relationships is a system for me, not an accident — I work it every Monday inside my Power 2 Hours. Whether we're meeting for the first time (Level 3), warming up (Level 2), or already closing deals together (Level 1), my goal is the same: be the lending partner who makes your business easier. This page is my promise of what that looks like.

01

You've been burned by a lender before

The patterns that cost agents the referral.
The lender goes quiet. Days pass with no update. You're stuck chasing them while your client panics and texts you at 9pm.
The file blows up late. "Cleared to close" turns into a surprise condition the week of closing — and now the moving truck is booked.
The buyer gets a flat "no." One overlay at one lender, and a deal you worked for months is dead — with no plan B offered.
You look bad by association. The client doesn't separate the lender from you. A rough loan experience costs you the review, the referral, and the repeat.

A blown closing isn't just one deal. It's the referral that never comes, the review you don't get, and the client who quietly works with a different agent next time. The lender you choose is a reflection of you — so it should be one you'd bet your reputation on.

02

Why agents work with me

Compliance-deep since 2012, broker access, real communication.

I didn't start as a loan officer. I came up at CMS Mortgage Solutions starting in 2012, learning the business from the ground up — including the compliance side most people never touch. I did that on purpose, because the more I understand the fine print, the fewer surprises hit your closing table.

I'm also a broker, which means I'm not stuck with one set of guidelines. I can shop your client's file across many lenders — and CMS will work on files a lot of shops turn away. So the buyer you almost gave up on might still get the keys.

And I communicate. You'll get proactive updates, I'll pick up when you call, and I'll protect your closing date like it's my own. That's the whole relationship: no surprises, for you or your client.

How we partner — the right way RESPA §8

Protecting both our licenses, by the book.
No referral fees. Ever. I can't and won't pay for referrals, and I'd never want to — that's federal law (RESPA Section 8). Any co-marketing we do (shared ads, an event, a printed piece) is split at fair market value and documented. What I bring to the table isn't a kickback — it's reliability your clients feel and remember, which is the only referral engine that actually lasts.

Let's make your next closing easy.

Grab the one-page leave-behind for your desk, send me your next pre-qual, or let's grab a coffee. No pitch — just a lending partner you can count on.
