The Social Playbook

Bios, channels, your weekly rhythm, a 28-hook bank, and how to film it.

The posts are written — this is how you actually run the machine. Set your bios once, learn what each platform is for, lock a weekly film rhythm, pull from the hook bank when you want something fresh, and spend five minutes a week reading the only numbers that matter.

Content serves the system

Your posts warm the calls — the Daily 23 closes them

Content is the passive layer; your Daily 23 (10 database · 5 agent · 5 lead follow-up · 3 referral, inside Power 2 Hours, 8–10 AM) is the active spine. Time each week's film burst to warm that week's calls.

Post Monday agent-value before your Monday agent dials. Post Thursday equity / past-client before your Thursday database calls. The post starts the conversation; the phone finishes it.

What each channel is for

Same clips, different jobs. Don't treat them all the same.
Primary · reach + trustInstagramReels are your engine — post the written video clips here first. Use Stories for behind-the-scenes, quick Q&A, and "ask me anything" polls. This is where most Hampton Roads buyers will find you.
Reach · younger + militaryTikTokRe-post the exact same Reels here (download without the watermark first). Strong for first-time buyers and younger military families. Lean educational and casual — it rewards "talk to me like a friend."
Local · communityFacebookYour local play. Share posts to Hampton Roads and military-spouse community groups (where allowed), write slightly longer captions, and let neighbors tag friends. Best for the "heard no before" and local posts.
Partners · credibilityLinkedInWhere realtors and referral partners check you out. Post the "No Surprises / how it works" and broker-vs-bank content here. Fewer posts, more polish — this builds professional trust, not viral reach.

Your weekly 2-film-burst rhythm

Batch it. You film twice and you're done for the week.
MondayPick (5 min). Open the Social or Calendar page, choose this week's 3–4 posts. That's the whole plan.
TuesdayFilm burst #1 (20 min). Record 2–3 clips back-to-back in one setup. Change your top between takes so they look like different days.
Wed–SunPost on rhythm. Drop one clip every couple of days. Add a Story most days — even a quick "question I got today."
ThursdayFilm burst #2 (20 min). Knock out the rest of the week's clips (and bank one extra if you're rolling).
FridayMeasure (5 min). The weekly check below. Find your best post, plan to make another like it.

Total hands-on time: about 50 minutes a week. Everything else is already written for you.

The hook bank — 28 openers

When you want a fresh angle, grab one. The first line is the whole game.

1 Earned It — VA & Military

The VA loan is a benefit you earned — here's how to actually use it.
Myth: sellers hate VA offers. In a military town, that's backwards.
Can you use your BAH to buy instead of rent? A lot of the time, yes.
Got PCS orders to Hampton Roads? You can start buying before you arrive.
What's a Certificate of Eligibility — and why is it step one of a VA loan?
VA homeowners: there's a streamlined refinance built just for you.
No down payment for eligible buyers, and no monthly mortgage insurance — that's the VA loan.

2 First Home, No Fear

You don't need 20% down. That rule died a long time ago.
Three numbers decide your pre-approval — and your banking-app score isn't one of them.
What credit score do you really need to buy? There's no single magic number.
The first step to buying a home is smaller than you think.
"Pre-qualified" and "pre-approved" are not the same thing. The gap matters.
Does getting pre-approved hurt your credit? Here's what actually happens.
First-time buyer? Have these 4 things ready before our first call.

3 The "Heard No Before" Files

Heard "no" from a lender before? That's not always the end of the story.
Self-employed? Your tax write-offs can quietly work against you on a mortgage.
Bank-statement loans: how business owners can qualify on a different kind of proof.Program eligibility
Myth: you need two full years self-employed before you can buy. Not always.
CMS will work on files a lot of lenders turn away. Here's what that means for you.
Can family help with your down payment? Yes — but there are rules.Program eligibility
FHA isn't just for first-timers. Here's who it actually fits.Program eligibility

4 No Surprises — How It Works

What does an underwriter actually look at? It comes down to four things.
Just got pre-approved? Don't do these 5 things before you close.
How long does the mortgage process really take? Less mystery than you'd think.
Mortgage broker vs. your bank — what's the real difference for you?
5 questions to ask any loan officer before you pick one.
Sometimes I tell people "not yet" — and I mean it as a compliment.
I've done this since 2012 — and I learned it from the founder herself.

Filming basics — phone only

No studio. The bar is "clear and human," not "perfect."
Eye level, vertical. Prop your phone at eye height and film vertical (9:16) for Reels, TikTok, and Stories. Stand or sit 2–3 feet back, shoulders in frame.
Face a window. The light goes in front of you, never behind. A window or a cheap ring light beats any fancy camera in a dark room.
Kill the echo. Film in a quiet, soft room (not a tiled bathroom or empty office). A $20 clip-on mic is the single best upgrade if you make one.
Hook in the first 3 seconds. Lead with the line, not "hey guys." Open on the hook from the post — that's what stops the scroll.
Captions on, always. Most people watch on mute. Use big, readable captions in CMS blue or orange — never tiny gray text.
Two or three takes, then move on. Don't chase perfect. A little real beats a lot of polished. Stumble? Pause and re-say the line — trim it later.
Batch 4–6 in one sitting. Same setup, change your top between clips. One session can be a week or two of content.
Edit fast. CapCut or your phone: trim the dead air at both ends, auto-caption then fix names (VA, FHA, NMLS), post. 15 minutes, done.

The 5-minute Friday check

Four numbers in the app. Ignore vanity likes.
Did they watch?Average watch time / retentionThe #1 number. If people watch past 3 seconds, your hook worked. Low? The opening line is the fix, not the topic.
Did it land?Saves + sharesWorth more than likes. A save means "useful," a share means "I trust this." These are your real signal of what to make more of.
Did they want more?Profile visits + link tapsPeople heading to your profile or tapping your launch link are warming up. This is the closest thing to a lead from content.
Growing?Follower trend (not the number)Don't obsess over total followers. Just check: more this week than last? Steady up-and-to-the-right beats one viral spike.
The one action, every Friday: find your single best post of the week (highest watch time + saves) and plan to make another one like it in your next film burst. That's the whole growth strategy — do more of what already worked, less of what didn't.

Do this first

In order. Don't skip to the hooks before the setup.

Your first 4 moves — today and this week

Paste your bios now. Copy the IG and TikTok bios above into your profiles, and set the link to your launch page. Five minutes, and you look legit instantly.
Book a recurring film block. Put "Film burst" on your calendar twice a week — Tuesday and Thursday, 20 minutes. If it's not scheduled, it won't happen.
Film the 3 "film first" posts. Start with Posts 1, 6, and 3 from your Social page — intro, the VA benefit, and the 20%-down myth. Trust, then your edge, then the easy share.
Turn captions on by default. Set your editor to auto-caption every clip. Don't post a single video without them.
