Realtor Co-Marketing Playbook

12 ways to grow with agents — the RESPA-clean way.

I build these plays around first-time buying in Richmond, VA benefits, get-ready coaching, and Richmond local. I give VA its own pillar and one of every four posts. Each play keeps its effort and RESPA §8 review status.

Personalized buyer guides

Why this wins: I tailor my own first-home preparation guide to the buyer’s questions and timeline, with a clear document checklist.

Co-branded neighborhood content

Why this wins: I cover Richmond, Henrico, and Chesterfield home-search questions alongside the agent’s local perspective. Co-branded marketing needs a fair-market-value cost split — document it.

RESPA reviewLow effort

VA benefit social reels

Why this wins: I answer a VA benefit question in one of every four posts; the other posts rotate first-time buying, get-ready coaching, and Richmond local. Educational content; not endorsed by or affiliated with any government agency; not a commitment to lend. Split production fairly or each post your own cut.

RESPA §8 The one rule under all 12

Co-marketing is legal when each party pays the fair market value of what they actually get, split pro-rata. It becomes illegal the moment anything of value is given or received for referrals. When a play is tagged review, run the arrangement past CMS compliance and document the split before you spend a dollar. "Clean" plays are pure education or your own service — no exchange.
