Week one

My focus before launch.

I use this page to keep my homeowner message consistent.

01
Set my refinance focus so every page begins with the homeowner’s goal.
02
Verify licensed states. Confirm the current record before making public licensing claims.
03
I carry this homeowner focus into my launch page, social copy, partner sheet, and annual plan after review.

Your positioning statement

The sentence I build my content around.
The memorized line

I help Northern Virginia homeowners decide whether refinancing serves their goals, with room to keep their current loan when it makes more sense.

Why it works: I name who I help and the decision we are making. I leave room for waiting instead of assuming a new loan is the answer.

Brand spine

Should I refinance? What does equity mean? How do I prepare? What matters for my Northern Virginia home?

I explain the tradeoffs before the paperwork. I ask what needs to change, what the new loan would cost, and how long the homeowner expects to keep it.

02

Audience priority

I speak to people who already own a home.
1existing homeowners
2self-employed owners
3equity questions
4local property needs
01
Homeowners weighing a refinance

I start with the reason for changing the loan. My message: “Tell me what you want a refinance to do. I will help you check whether it gets you there.”

02
Self-employed homeowners

I make income preparation part of the first conversation. My message: “Working for yourself can mean a different document list. I will explain what your lender needs to review.”

03
Homeowners considering cash-out

I explain the added debt alongside the cash. My message: “Cash-out replaces your mortgage with a larger loan. Your home secures that larger loan, so let’s look carefully at the tradeoff.”

04
Owners in Arlington, Alexandria, and Fairfax

I connect the review to the home they already have. My message: “Tell me about your home, any association, and your plans to stay. Those details help shape the refinance review.”

Partner audience RESPA §8 I give real estate partners clear refinance education to share with existing homeowners. I do not offer anything of value in exchange for referrals.
03

Eight positioning angles

My four pillars, with two useful angles each.
Should I refinance?I start with the goal, then compare the loans.
Waiting can make senseI explain when keeping the current loan may fit.
Cash-out in plain termsI explain the larger loan secured by the home.
Equity is not free cashI separate estimated value from available borrowing.
Refinance readinessI cover documents, credit, appraisal, and timing.
Self-employed preparationI help organize the income questions early.
Northern Virginia homeownersI focus on Arlington, Alexandria, and Fairfax.
The home mattersI ask about condos, associations, and plans to stay.
04

Voice rules

My voice is calm, specific, and easy to follow.
The one voice test

Would I say this while reviewing someone’s current mortgage?

I use everyday words and leave space for questions. If a sentence hides a cost or pushes someone to act, I rewrite it.

Always
I keep each sentence focused on one idea. I ask about the goal before suggesting a change. I explain unfamiliar terms without talking down. I mention Arlington, Alexandria, and Fairfax where useful. I lead with refinance decisions, equity, readiness, and local context.
Never
I avoid technical language without an explanation. I do not create urgency around a personal decision. I make no promises about loan terms or eligibility. I do not treat a refinance as the answer for every homeowner. I send public copy through final review.
My weekly voice check I read each piece aloud. It should help a homeowner ask a better question, even if they decide to wait.
05

Words to use and avoid

These phrases keep my focus on the decision.
Use
Why it works
“What would you need a refinance to change?”
I begin with the homeowner’s goal.
“Keeping your loan is an option too.”
I make room for a decision to wait.
“Let’s compare the full cost.”
I look beyond a single monthly figure.
“I will explain what each document is for.”
I help the homeowner prepare without guessing.
“Your home secures the cash-out loan.”
I name the risk alongside the purpose of the cash.
Avoid
Cleaner replacement
Promises of a certain outcome
Say: “I can help you understand what the review involves.”
Eligibility claims before review
Say: “Your income, credit, and property need review.”
Claims that one option always wins
Say: “I will compare the options against your goal.”
Claims that financing has no cost
Say: “Let’s see how the closing costs would be paid.”
Personalized terms in a general post
Say: “I need your details before discussing a loan estimate.”

Compliance guardrails

Useful content, inside the lines.

NMLS, Reg Z, RESPA, SMS, and state licensing

NMLS: Use LO NMLS 253695 for Kunal and CMS company NMLS 212405 separately. Do not merge them. Include Equal Housing Lender and not-a-commitment language where appropriate.
Reg Z: I avoid quoting loan terms or amounts in general content. Every refinance post includes: Refinancing may increase total finance charges over the life of the loan.
RESPA: RESPA §8 Realtor content must not offer, imply, or exchange anything of value for referrals. Co-marketing must show RESPA Section 8 review status.
SMS: Do not auto-send from this hub. Any SMS template must identify the sender, match consent status, and include "Reply STOP to opt out."
Licensed states: I verify current licensing before public use. I do not treat a copied state list as evidence of authorization.
