Realtor Outreach Sequences

My goal: build 3 agent partnerships through useful conversations.

I use four warm touches — an Instagram DM, an email, a useful resource, and a coffee invitation — plus five answers to common questions. I focus on VA, USDA, home equity, and get-ready coaching for clients from Richmond to Northern Virginia.

My operating rhythm

Monday is my Agent Partnerships Day.

I plan these touches during Power 2 Hours — 8–10 AM Monday. I use the time for five thoughtful reach-outs and track replies over 90 days.

Each touch below is one of my 5 daily agent contacts. I plan five a day, four days a week, and keep follow-up personal.

Approach first

I start with a shared connection.

I work through this list, starting with a real connection and shared client needs.

01
Agents I already know come first when I have an existing connection. I ask what their clients need now.
02
Agents helping veterans, service members, and buyers outside the metro cores. I offer VA benefit education and explain USDA property and household income rules.
03
Agents helping current homeowners may hear home equity questions. I can explain how a HELOC works, including that the home secures the line.

Who to target

Right-fit agents — not just any agent with a license.

Green light — approach these

  • I look for agents serving veterans and service members across Central and Northern Virginia
  • I look for agents helping buyers explore properties outside the metro cores and ask about USDA rules
  • I look for agents sharing useful buyer and homeowner education
  • I look for agents whose homeowner clients ask about home equity and HELOCs
  • I value clear communication and patience with clients who are getting ready

Buying signals to watch for

  • I notice questions about VA benefits from veterans or service members
  • I notice questions about USDA property and household income eligibility
  • I notice homeowners asking about a project and borrowing against their home
  • I notice open houses where a VA or USDA education conversation could help
  • I notice buyers asking how to get their documents ready before a home search

DM

Hi [Agent Name], I noticed [one true detail from your buyer or homeowner education post]. I'm Amare Merz with CMS Mortgage. I help clients from Richmond to Northern Virginia explore VA, USDA, and home equity options, with get-ready coaching along the way. I wanted to introduce myself and learn more about the questions your clients ask.

Fill: [Agent Name] + one specific, true detail you actually noticed. Generic = ignored.

Subject: VA, USDA, and home equity questions from your clients Hi [Agent Name], I’m Amare Merz, a loan officer with CMS Mortgage. I help buyers and homeowners across Central and Northern Virginia. I explain the VA benefit veterans and service members earned, USDA as a no-down-payment option for eligible properties outside the metro cores, and home equity options for people who already own. I check USDA property and household income rules and explain that other costs still apply. For HELOCs, I explain that the home secures the line. I also help clients prepare their questions and documents before they apply. May I send you my partner one-pager? — Amare · (301) 672-2464

DM or email

Hi [Agent Name], I wanted to share a starting point for client questions: /amare-merz/guides/. I can walk through the earned VA benefit, USDA property and household income rules, home equity, or a get-ready document list. If a homeowner is considering a HELOC, I explain that the home secures the line and talk through repayment responsibilities.

Why it works: you gave them something useful before asking for anything. That's the whole game.

4The coffee askLow-commitment, on their turfDay 14
DM or text

[Agent Name], I'd welcome a quick coffee — 15 minutes, wherever works for you — to hear what your buyers and homeowners are asking. I can share how I approach VA, USDA, home equity, and get-ready questions. What week would work for you?

If no reply after touch 4: stop, give it 30–60 days, then restart with a fresh value-drop. Never spam.

When they push back

5 honest answers — warm, never defensive.
I already have a lender.
I respect that relationship. I can be an additional resource when clients have questions about the VA benefit they earned, USDA rules, home equity, or preparing to apply. I start by listening to what they need.
Co-marketing makes me nervous (RESPA).RESPA §8
Smart to be careful — so am I. Everything I do is RESPA-clean: education and service, any shared costs split at fair market value, never paying for referrals. I'll send you exactly how it works so you can see for yourself.
I'm too busy to meet.
I understand. I can keep it to 15 minutes by phone, or send my one-pager for whenever a VA, USDA, home equity, or preparation question comes up. There is no rush.
Why would I switch from who I use?
I would welcome a conversation when it helps your client. I offer clear explanations of VA benefits, USDA eligibility, home equity responsibilities, and the steps to prepare.
My buyers are pretty straightforward.
I welcome simple questions too. I can explain a veteran's earned VA benefit, check USDA property and household income rules, or help a buyer prepare documents. For homeowners, I explain home equity and how the home secures a HELOC. I keep the next step clear and manageable.
