Realtor Co-Marketing Playbook

12 ways to grow with agents — the RESPA-clean way.

I use these plays to help agents stay useful to existing homeowners in Arlington, Alexandria, and Fairfax. I focus on refinance decisions, equity, readiness, and local property questions. Each play keeps its effort and RESPA §8 review status.

Monday is my Agent Partnerships Day.

I plan my partner outreach during Power 2 Hours — 8–10 AM Monday. I pick one play and take one useful step.

Start here — top 3

I start with these three plays.

I begin with useful homeowner questions and a manageable next step.

01
Offer homeowner Q&A at a condo or townhome open house. I speak with visiting neighbors who already own a home about refinance goals and reasons to wait.
02
Share homeowner refinance questions with an agent’s past clients. I explain costs, plans to stay, and the option to keep their current loan.
03
Plan one homeowner refinance seminar. I cover the decision, documents, credit, appraisal, and timing — just get the cost-split reviewed first.

Homeowner Q&A at an open house

Why this wins: I talk with homeowners visiting a condo or townhome open house about their existing mortgage, association, and plans to stay.

RESPA cleanLow effort

Homeowner equity education table

Why this wins: I explain equity as estimated home value minus mortgage debt. For cash-out, I explain that the home secures a larger replacement loan. Pure education, no money changes hands.

RESPA reviewMed effort

On-site refinance question hours

Why this wins: I offer visiting homeowners time to ask about refinance readiness, then discuss personal details privately. Confirm each party pays its own cost first.

Should I refinance? Homeowner seminar

Why this wins: I compare refinancing with keeping the current loan, including costs and time in the home. Split venue/food at fair market value, pro-rata, compliance-reviewed.

RESPA cleanMed effort

Northern Virginia homeowner question night

Why this wins: I explain how property details, associations, and plans to stay shape a refinance review in Arlington, Alexandria, and Fairfax. I leave time for homeowner questions.

RESPA reviewMed effort

Client-appreciation co-host

Why this wins: I plan time for past clients to ask about their mortgage and changing goals. Keep gifts nominal and split costs FMV — get sign-off.

ClassesI explain the review step by step

"Refinance readiness" class

Why this wins: I explain documents, credit, appraisal, and timeline so homeowners know what to prepare. Education, no exchange.

RESPA reviewLow effort

Agent team lunch-and-learn

Why this wins: I help agents recognize homeowner questions about refinancing, cash-out, and self-employed income documents. Keep the lunch nominal/your own cost to stay RESPA-safe.

RESPA reviewHigh effort

Self-employed homeowner workshop series

Why this wins: I walk through income records, business changes, and questions to ask before refinancing. Higher lift and it needs a documented FMV cost split.

Personalized refinance question guides

Why this wins: I tailor my own questions to the homeowner’s goal: change the loan, consider cash-out, or wait. I explain added debt and the home securing the larger cash-out loan.

RESPA reviewMed effort

Co-branded neighborhood content

Why this wins: I explain property and association questions for owners in Arlington, Alexandria, and Fairfax. Co-branded marketing needs a fair-market-value cost split — document it.

RESPA reviewLow effort

Co-branded social reels

Why this wins: I explain one refinance question while an agent adds local homeowner context. Split production fairly or each post your own cut.

RESPA §8 The one rule under all 12

Co-marketing is legal when each party pays the fair market value of what they actually get, split pro-rata. It becomes illegal the moment anything of value is given or received for referrals. When a play is tagged review, run the arrangement past CMS compliance and document the split before you spend a dollar. "Clean" plays are pure education or your own service — no exchange.
