Realtor Outreach Sequences

Land 3 great agent partners — value-first, never pushy.

I use a warm 4-touch sequence — IG DM, email, a useful follow-up, then coffee — to connect with agents serving existing homeowners in Arlington, Alexandria, and Fairfax. I focus on refinance decisions, equity, readiness, and self-employed income questions.

My operating rhythm

Monday is my Agent Partnerships Day.

I plan these touches during Power 2 Hours — 8–10 AM Monday. I make five thoughtful reach-outs and leave room for a reply.

I count each touch toward my 5 daily agent contacts. I use five a day, four days a week as my planning rhythm.

Approach first

I start with a shared homeowner focus.

I look for agents who stay connected with homeowners after a sale.

01
Agents I already know are my first place to look. I reconnect around the homeowner questions they hear.
02
Agents who serve existing homeowners. I ask about refinance, equity, and readiness questions among their past clients.
03
Agents connected to self-employed homeowners. I offer to explain income documents and preparation before a refinance review.

Who to target

Right-fit agents — not just any agent with a license.

Green light — approach these

  • I look for ongoing homeowner relationships in Arlington, Alexandria, and Fairfax
  • I look for agents whose homeowner clients ask about refinancing or equity
  • I look for useful homeowner education and local community content
  • I look for interest in helping self-employed homeowners prepare
  • I value clear communication and care for clients

Reasons I might reach out

  • I notice a post answering questions from existing homeowners
  • I notice a discussion about keeping a current mortgage or refinancing
  • I notice questions about equity, credit, or refinance documents
  • I notice an event with an education opportunity for local homeowners
  • I notice homeowner content about Arlington, Alexandria, or Fairfax

Hi [Agent Name], I noticed [a specific homeowner education post]. I'm Kunal, a loan officer with CMS Mortgage Solutions. I help Northern Virginia homeowners weigh a refinance, understand equity, and prepare for review. I’d enjoy connecting around the questions your past clients are asking.

Fill: [Agent Name] + one specific, true detail you actually noticed. Generic = ignored.

Subject: Refinance questions from your Northern Virginia homeowners Hi [Agent Name], I’m Kunal Khanna, a loan officer with CMS Mortgage Solutions in Northern Virginia. I wanted to introduce my homeowner refinance focus. I help homeowners ask whether a refinance fits their goal, compare the full cost, and consider keeping their current loan. I also help self-employed homeowners understand the income documents a lender needs to review. If your past clients are asking about refinancing or equity, I’d be glad to help them understand the review. Can I send you my one-pager? — Kunal · (703) 899-2178

DM or email

Hi [Agent Name], here are the questions I start with: What should a refinance change? How long do you plan to keep the loan? What are the full costs? For cash-out, I explain that the mortgage is replaced by a larger loan secured by the home. I’m happy to walk through documents, credit, appraisal, and timing, or talk about why waiting may fit. Why it works: you gave them something useful before asking for anything. That's the whole game.

4The coffee askLow-commitment, on their turfDay 14
DM or text

[Agent Name], I’d enjoy a quick coffee — 15 minutes, your spot or mine — to hear the questions your homeowners ask about refinancing and equity. I can share how I explain readiness and when waiting makes sense. What’s a good week for you?

If no reply after touch 4: stop, give it 30–60 days, then restart with a fresh value-drop. Never spam.

When they push back

5 honest answers — warm, never defensive.
I already have a lender.
I respect that relationship. I can be another resource when a homeowner wants to understand refinance costs, cash-out tradeoffs, or self-employed income preparation. I’m happy to start with a question, including whether keeping the current loan makes sense.
Co-marketing makes me nervous (RESPA).RESPA §8
Smart to be careful — so am I. Everything I do is RESPA-clean: education and service, any shared costs split at fair market value, never paying for referrals. I'll send you exactly how it works so you can see for yourself.
I'm too busy to meet.
I understand. I can keep it to 15 minutes by phone, or send my one-pager so you have my details when a homeowner asks about refinancing. No pressure to meet.
Why would I switch from who I use?
I’m glad you have someone you trust. I’m offering a conversation about homeowner refinance questions, including the option to wait. You can keep my information for when that would be useful.
My homeowners are happy with their mortgages.
That may be a good reason to keep them. I focus on the homeowner’s goal, and I don’t assume a new loan is better. If their needs change, I can help compare the options and explain the tradeoffs.
