Realtor Co-Marketing Playbook

12 ways to grow with agents — the RESPA-clean way.

Every play here builds real agent relationships through value, not gimmicks — built around the buyers you serve best: first-time families, FHA, and zero-down USDA across Southern Arizona. Each one is tagged with effort and a RESPA §8 status so you always know what's clean to run and what needs a compliance check first.

Don't run all 12. Run these first.

Highest return, lowest friction, and they show off what makes you different.

01
Co-host a bilingual open house. Low effort, RESPA-clean, and it puts your Spanish-speaking, first-time-buyer edge in front of buyers and the agent at the same time. Una casa abierta en dos idiomas.
02
Offer FHA & USDA buyer guides for an agent's buyers. Your own content on low-down and zero-down paths — genuinely useful, and it makes the agent look great.
03
Book one first-time buyer seminar. Higher lift, but it fills both your pipelines — just get the cost-split reviewed first.

Top 3
RESPA cleanLow effort

Co-host a bilingual open house

Why this wins: you bring Spanish-speaking, first-time buyers + on-site answers in English or Spanish; the agent gets more qualified traffic. Straight to your edge.

RESPA cleanLow effort

First-time buyer education table

Why this wins: a "how to buy your first home" table at the open house — FHA basics, what to bring, the steps. Pure education, no money changes hands; you're the expert they remember.

RESPA reviewMed effort

On-site pre-qual hours

Why this wins: set up at the listing for a few hours so serious buyers get clarity fast. Confirm each party pays its own cost first.

EventsBring buyers together

RESPA reviewHigh effort

First-time buyer seminar

Why this wins: the flagship. An FHA-and-down-payment walkthrough fills both pipelines. Split venue/food at fair market value, pro-rata, compliance-reviewed.

RESPA cleanMed effort

Familia homeownership night

Why this wins: host at a church or community center; you teach the path to that first home, the agent meets buyers. Education stays clean — and your bilingual edge shines. Una noche para tu familia.

RESPA cleanMed effort

USDA zero-down rural night

Why this wins: partner with an agent who works the small towns outside Tucson and teach how eligible buyers can buy with zero down. Pure education, and it opens a market most LOs ignore.

ClassesTeach your way to authority

RESPA cleanMed effort

"Path to homeownership" class

Why this wins: you teach the agent's nervous first-time buyers the process — credit, docs, pre-approval. They look generous; you look like the expert. Education, no exchange.

RESPA reviewLow effort

Agent team lunch-and-learn

Why this wins: teach a team your niche programs — FHA, USDA zero-down, and self-employed buyers. Keep the lunch nominal/your own cost to stay RESPA-safe.

RESPA reviewHigh effort

Bilingual homebuyer workshop series

Why this wins: a recurring series in English and Spanish builds authority fast with first-time families. Higher lift and it needs a documented FMV cost split.

AI & DigitalModern, low-lift reach

Top 3
RESPA cleanLow effort

FHA & USDA buyer guides

Why this wins: a tailored guide per buyer or listing on the low-down and zero-down paths — your own service and content. Clean, modern, and genuinely useful to the agent.

RESPA reviewMed effort

Tucson neighborhood content

Why this wins: co-branded updates on Tucson and Southern AZ neighborhoods earn reach. Co-branded marketing needs a fair-market-value cost split — document it.

RESPA reviewLow effort

Co-branded social reels

Why this wins: you explain financing, they show the home — high engagement. Split production fairly or each post your own cut.

RESPA §8 The one rule under all 12

Co-marketing is legal when each party pays the fair market value of what they actually get, split pro-rata. It becomes illegal the moment anything of value is given or received for referrals. When a play is tagged review, run the arrangement past CMS compliance and document the split before you spend a dollar. "Clean" plays are pure education or your own service — no exchange.
