Do this first
Three moves to start posting this week.
You don't need a studio or a plan. You need to start. Here's the order.
01
Film Post 1 — your "reintroduce" intro today. One take, phone propped up, good light. Done beats perfect.
02
Block two 20-minute "film bursts" this week (e.g. Tue & Fri). Shoot 2–3 posts each burst — that's your whole week in 40 minutes.
03
Post Mon / Wed / Fri. Reply to every comment and DM — that's where the loans actually come from.

Your 4 content pillars
Every post is one of these four. Rotate them so you never run dry.
Pillar 01
First-Time, First Steps
Make the process feel possible for nervous first-time buyers. Demystify, reassure, and show the very first step. The "you don't have to know everything before we talk" pillar.
Pillar 02
Zero-Down & Rural AZ
USDA Rural Development and the path to a no-down-payment home in small-town and rural Southern Arizona. For families who didn't know zero-down was even on the table out here.
Pillar 03
Get-Ready Coaching
Practical prep that builds trust without hype: what to gather, how FHA works, self-employed documentation, healthy money habits. Always educational — never a rate or approval claim.
Pillar 04
Tucson Home
Local roots and community. Neighborhoods, Southern Arizona pride, why families plant roots here. The pillar that makes you the Tucson loan officer, not just a loan officer.
02
The 8-week theme map
A theme per week so you always know what to film. Weeks 1–2 are written below.

Week 1 — Meet Lynette
Introduce yourself and make first-timers feel safe.

"You might already know my name — here's what I actually do."
Film this~25 sec
Hi, I'm Lynette. A lot of you know me around Tucson — but in case we haven't talked mortgages yet, here's what I do.
I'm a loan officer with CMS Mortgage Solutions, and I've spent years helping Southern Arizona families buy their first home — even when they had no idea where to start. We go one step at a time, in English or Spanish, and I tell you the truth the whole way.
If you've ever wondered "could that be me?" — send me a message. Let's talk.

You may already know me around Tucson — but here's the part that matters: I help families understand their options and get ready to buy a home, especially first-timers who feel like they're behind. You're not behind. You just need someone who's guided families through this for years to walk it with you. Aquí estoy pa' ayudarte.
DM me "HOME" and let's talk. NMLS# 945038
"You don't have to know everything before we talk."
Film this~20 sec
The number one thing I hear? "I don't even know what to ask."
Good news — that's literally my job. You don't need a perfect credit score, a giant down payment, or all the answers before you reach out. You just need to be curious.
Bring me your questions. We'll figure out the next step together.

If you've been putting off the conversation because you "don't know enough" — this is your sign. You don't have to know everything before we talk. That's what I'm here for.
Send me a message whenever you're ready. No pressure, ever.
"There's a zero-down loan a lot of rural AZ families have never heard of."
Film this~25 sec
If you're looking to buy outside the city — small-town or rural Southern Arizona — there's a program a lot of families have never heard of: USDA Rural Development.
For eligible buyers in eligible areas, it can mean no down payment at all. Yes, really. The area and the household have to qualify, and that's exactly what we'd check together.
A lot of our familias are sitting on a dream they think is out of reach. Sometimes it's closer than they know.

Buying outside Tucson — in a smaller town or rural Southern Arizona? There may be a zero-down path you've never heard of. Eligibility depends on the area and the household, and that's the first thing we'd look at.
Curious if your dream spot qualifies? Send me a message. Te ayudo en español o inglés.
Compliance: USDA Rural Development is a government program with area and income eligibility rules; CMS Mortgage Solutions is not affiliated with or endorsed by the USDA or any government agency. This is not a commitment to lend and not a promise of approval or zero down payment.

Want to feel ready instead of rushed? Start a folder today with three things.
One: your last two years of income docs. Two: your last two months of bank statements. Three: a quick list of any monthly debts — car, student loans, credit cards.
That's it to start. When we talk, you'll already be ahead, and nothing along the way will catch you off guard.

You don't have to wait until you're "ready" to get ready. Start the folder today and you'll thank yourself later. Save this for when you're ready to talk.
Compliance: this is general education, not a commitment to lend, and not a list of approval requirements — every file is different and reviewed individually.
"Why I'd never sell mortgages anywhere but Tucson."

I love this city. The neighborhoods, the families, the pride people have when they finally plant roots here.
Helping someone buy a home in the town I love? That doesn't feel like work to me.
If you're dreaming about a place here in Tucson or anywhere in Southern Arizona, I'd love to help you make it real.

"You do NOT need 20% down. Let's kill that myth."
Film this~25 sec
Raise your hand if you think you need 20% down to buy a house.
That one myth has kept so many families renting way longer than they needed to. There are programs built for first-time and lower-down-payment buyers. Every situation is different — and that's exactly what we'd look at together.
Don't count yourself out before we even talk.

"FHA, explained like I'd explain it to my tía."
Film this~25 sec
FHA loans get a lot of buzz — and a lot of confusion. Here's the simple version.
It's a loan option that can be more flexible for first-time and returning buyers. It has its own rules, and not everyone fits — but for a lot of families, it's a real path to a first home.
If you've heard "FHA" and felt lost, let's talk through whether it could make sense for you.

"Self-employed? You're not a problem file."
Film this~25 sec
If you're self-employed, you've probably been told your income is "complicated."
I see it differently. It just takes more documentation — not more judgment. We'll look at how your income actually shows up on paper and talk through what may be needed.
You built something real. Let's work on getting you into a home for it.
