Realtor Outreach Sequences

Land 3 great agent partners — value-first, never pushy.

I use four warm touches — IG DM, email, a useful resource, then a coffee invitation — to connect with Hampton Roads agents. I explain how I help buyers compare VA, FHA, USDA and conventional, with five answers for common partner questions.

Each touch below is one of your 5 daily agent contacts. Five a day, four days a week — that's a real partner pipeline.

Approach first

Don't start cold. Start warm.

Work this list top to bottom — the warmest, highest-fit agents first.

01
Agents you've already closed with (or who've sent you a deal). Reconnect first — these are your fastest yeses.
02
Agents whose buyers are comparing loan options. I offer plain-language comparisons and preparation, including USDA questions for searches outside the cities.
03
Newer, hungry agents building their book. They're the most open to a real partner who'll teach and show up.

Who to target

Right-fit agents — not just any agent with a license.

Green light — approach these

  • I look for agents helping Hampton Roads buyers compare their options
  • I connect with agents whose buyers explore homes outside the cities and need USDA location and income checks
  • Posts buyer education / community content (values-aligned)
  • Newer or mid-level, building their pipeline
  • Responsive, communicative, treats clients like people

Buying signals to watch for

  • I notice listings that raise questions about which loan fits
  • I notice posts asking how FHA, conventional, VA or USDA differ
  • Complained about a lender dropping the ball
  • Hosting an open house this weekend (co-host opening)
  • I notice buyers asking about their VA benefit or how to prepare

Subject: Helping your Hampton Roads buyers compare loans Hi, I’m Vidhi Sharma, a loan officer at CMS Mortgage in Hampton Roads. I reached out on Instagram and wanted to share how I approach buyer questions. I compare VA, FHA, USDA and conventional in plain terms. I give USDA its own space for eligible properties outside the cities, with property location and household income checks. I also explain the VA benefit and help buyers prepare savings, credit questions and income records. I start with the buyer’s plans before suggesting a loan. May I send you my one-pager? — Vidhi · (757) 386-5069

Fill: I add the agent’s name and keep the note short.

3Value-dropGive before you askDay 8–10
DM or email

Hi — I wanted to share a useful starting point for buyer questions: /vidhi-sharma/guides/. I can help your buyers compare VA, FHA, USDA and conventional, check USDA location and household income requirements, or make a get-ready list. I’m happy to talk through a question with them.

Why it works: you gave them something useful before asking for anything. That's the whole game.

4The coffee askLow-commitment, on their turfDay 14
DM or text

I’d love to grab a quick coffee — 15 minutes, your spot or mine — to learn what your Hampton Roads buyers need. I can share how I compare loan options and help buyers prepare. What’s a good week for you?

If no reply after touch 4: stop, give it 30–60 days, then restart with a fresh value-drop. Never spam.

When they push back

5 honest answers — warm, never defensive.
I already have a lender.
Totally get it — a good lender is gold, and I'd never ask you to drop anyone. I just want to be your backup when a buyer wants to compare VA, FHA, USDA and conventional or needs a preparation plan. I’m happy to help them understand the choices.
Co-marketing makes me nervous (RESPA).RESPA §8
Smart to be careful — so am I. Everything I do is RESPA-clean: education and service, any shared costs split at fair market value, never paying for referrals. I'll send you exactly how it works so you can see for yourself. (Note: I'm not affiliated with the VA or any government agency — just a lender who knows VA loans well.)
I'm too busy to meet.
That's exactly why I keep it to 15 minutes, on your turf or over the phone. Or I'll just send my one-pager and you keep my info for the next deal that gets complicated. No pressure at all.
Why would I switch from who I use?
I respect the relationships you already have. I can offer a loan-comparison conversation, with practical preparation steps for the buyer.
My buyers don’t know which loan to consider.
I start with their plans, budget and home search. I treat a loan name as a starting question and compare VA, FHA, USDA and conventional in plain terms. For USDA, I check property location and household income; for VA, I explain the benefit and separate loan review.
