Social & Video Playbook

My plan for explaining loan choices without making content a full-time job.

I use four pillars: which loan fits, USDA outside the cities, the VA benefit, and get-ready coaching. These bios, recording blocks and 28 hooks keep my Hampton Roads content focused on helping buyers choose.

2 paste-ready bios 28 hooks 2 film bursts / week 5-min weekly check
How I use this plan I use these posts as my buyer education routine . I record twice a week and connect questions from my lead follow-upsto the loan choices buyers are trying to understand.
My three starting habits

I keep the routine small enough to repeat.

I choose topics ahead of time so recording starts with a useful question, not a blank screen.

01
I adapt my two bios for each profile and keep my application link easy to find.
02
I reserve two 20-minute film bursts each week. I choose the topics before I start recording.
03
I aim to answer comments and DMs within 24 hours. I move personal loan details to a private, appropriate channel.
01

My two profile bios

I check length and required identity details for each platform.

I keep these details on every public profile: name, "Loan Officer, CMS Mortgage Solutions," NMLS# 1831544, and Equal Housing Lender. I do not promise a loan outcome or quote loan terms in a bio.

02

How I use each channel

I adapt the same question for different formats.
My short explainers

Instagram 3–4× / week

I use Reels to compare one loan feature at a time. In Stories, I ask what buyers find confusing about choosing a loan. I use those questions to plan the next recording.

My plain-language answers

TikTok 3–4× / week

I open with a question about choosing a loan, then explain one difference. USDA gets its own topics about property location and household income under USDA rules.

My local conversations

Facebook 3–4× / week

I share useful comparisons and preparation tips with Hampton Roads buyers. If I join a community conversation, I follow the group rules and answer the question without pushing an application.

My searchable answers

YouTube Shorts 1–2× / week

I label short videos around the question they answer, such as comparing loan options in Hampton Roads. I keep the explanation clear enough to make sense outside the rest of the series.

03

My two recording blocks

I prepare five topics before picking up my phone.
Block 1 — Compare and explore Pick a day · ~20 min
  • I record 3 videos in one sitting, using a short outline for each.
  • I cover a loan comparison, a USDA question, and a preparation tip.
  • I check the explanation before I work on the caption.
Block 2 — Benefits and questions Pick a 2nd day · ~20 min
  • I record 2 videos: one VA benefit question and one response to a buyer question.
  • I explain what needs review and avoid assuming a program fits.
  • I now have five drafts to review before posting.
My posting plan: I schedule Monday / Wednesday / Fridayand use the other drafts when they fit the conversation. I aim to answer questions within 24 hours. I keep replies useful and free of pressure.
04

The 28-hook bank

I use these opening lines as prompts, then write the full post.

Pillar 01 Which loan fits you?

"I start with your plans before I suggest a loan."
"I compare VA, FHA, USDA and conventional without picking a favorite."
"I look beyond the down payment when we compare loans."
"I explain FHA insurance before we weigh FHA against conventional."
"I include USDA when your home search moves outside the cities."
"I compare a VA benefit option with the other choices on your list."
"I use your savings, timing and home search to frame the comparison."

Pillar 02 USDA outside the cities

"I check USDA property location and household income rules together."
"I would not rule USDA in just because a home looks rural."
"I can help you explore USDA before you settle on a search area."
"I explain why a USDA property check does not finish the loan review."
"I ask about household income when we discuss USDA eligibility."
"I keep another loan option in view if USDA does not fit."
"I revisit USDA location rules when the property you want changes."

Pillar 03 The VA benefit

"I start a VA conversation by asking what you want to understand."
"I explain the difference between VA benefit eligibility and loan review."Program eligibility
"I help you put the Certificate of Eligibility into plain words."
"I ask about earlier VA loan use before discussing a new purchase."
"I help Guard and Reserve buyers prepare their service eligibility questions."
"I talk through a move timeline before building a VA purchase plan."
"I explain why the home itself is part of a VA loan review."

Pillar 04 Get-ready coaching

"I can help you prepare even while your buying date is undecided."
"I start your document list with the way you earn income."
"I help you separate down payment savings from other buying costs."
"I suggest asking about a new debt before adding it during a home search."
"I help you list credit questions before you choose your next step."
"I turn a long list of loan questions into a short plan for our call."
"I check what has changed before we revisit your loan comparison."
05

Filming basics

I keep the setup simple and the explanation clear.

Light: I face a window and check that my face is easy to see.

Frame: I keep the phone vertical and steady, with room above my head.

Audio: I record a short sound check in a quiet room before filming.

Length: I start with the hook, explain one point, and end with one next step.

Captions: I keep every post complete: hook, script, on-screen text, caption, compliance microtag and hashtags. I use single-token hashtags such as #HamptonRoads #LoanOptions #USDA #VALoans #FHA.

Program microtag: VA, FHA and USDA content is educational and not endorsed by or affiliated with any government agency; not a commitment to lend. I include this line with each program post.

End with the step: I invite one action, such as "Message me OPTIONS." I do not ask for private financial details in comments.

06

The 5-minute weekly check

I review once a week and choose the next questions to answer.
I open my insights and look at the week without scrolling the feed.1 min
I find a useful post using saves and sharesto see which explanation buyers wanted to keep.1 min
I review a quieter post. I check whether the hook and explanation answered the same question.1 min
I choose the next topics. I build on useful questions while keeping all four pillars in the rotation.1 min
I check unanswered messages. I reply with a helpful next step and protect personal information.1 min
What I track: saves, shares, questions and profile visits. I look for signs that buyers understand their choices more clearly.
