Social & Video Playbook

My plan for explaining home loans in Tucson and beyond.

I rotate four topics: USDA for eligible properties outside the city, FHA and first-time buying, get-ready coaching, and Tucson and Southern Arizona. I use two filming sessions and these 28 opening lines to keep each explanation focused.

2 paste-ready bios 28 hooks 2 film bursts / week 5-min weekly check
Where this fits your week I use this as my weekly teaching plan — two filming sessions give me useful explanations for my buyer follow-ups, including the questions I cover on Buyers day (Wednesday).
My three starting habits

I make room for questions each week.

I plan a few useful topics ahead of time so I can explain them without rushing.

01
I adapt my two bios to each profile, keep the required identity details visible, and add my application link.
02
I set aside two 20-minute film bursts each week for one clear question per video.
03
I aim to answer each comment and DM within 24 hours. I move personal financial questions to a private, secure conversation.

Compliance: every public profile carries your name, "Loan Officer, CMS Mortgage Solutions," NMLS# 945038, and Equal Housing Lender. I keep lending outcomes and pricing claims out of my bio. VA, FHA, and USDA content is educational and not endorsed by or affiliated with any government agency; not a commitment to lend.

02

What each channel is for

I choose the format that suits the question.
My side-by-side explainers

Instagram 3–4× / week

I use Reels to compare one USDA and FHA question at a time. In Stories, I invite questions about property review or getting ready. I keep personal financial details out of public replies.

My short answers

TikTok 3–4× / week

I use short videos for plain-language explanations: what a property check means, why documents matter, and how two programs differ. I keep Spanish natural when it helps explain the point.

My local conversations

Facebook 3–4× / week

I share home-search questions for Tucson and Southern Arizona. I invite people to think about their commute, budget, and timeline. I follow group rules before sharing.

My searchable explanations

YouTube Shorts 1–2× / week

I save focused explainers here, such as USDA property checks and FHA preparation. I use a clear title that matches the question I answer.

03

The 2-film-burst week

I set time aside to compare, explain, and prepare.
Burst 1 — Compare & explain Pick a day · ~20 min
  • I record 3 videos with one focused answer in each.
  • I cover a USDA property question, an FHA first-time question, and a side-by-side comparison.
  • I draft the caption and check program language before posting.
Burst 2 — Prepare & explore Pick a 2nd day · ~20 min
  • I record 2 videos: one document tip and one Tucson or Southern Arizona home-search question.
  • I add Spanish when it fits the explanation.
  • I review all five posts for clear next steps.
My schedule: post Monday / Wednesday / Friday, with the remaining posts when ready. For program posts, I include: VA, FHA, and USDA content is educational and not endorsed by or affiliated with any government agency; not a commitment to lend. I also explain that USDA eligibility depends on the property location and household income under USDA rules.

The 28-hook bank

I use these as opening lines, then build a complete post before publishing.

Pillar 01 USDA Outside the City

"I start a USDA conversation with the property, not the town name."
"Looking outside Tucson? I can help you ask the USDA questions."
"I check household income rules alongside the USDA property location."
"Before you settle on a home, I can explain what USDA needs reviewed."
"I compare USDA and FHA before treating either as your only option."
"I can explain why an open field nearby does not settle USDA eligibility."
"Bring me your search area. I will explain what still needs checking."

Pillar 02 FHA & First-Time Buying

"I explain FHA from the first document request to the property review."Program eligibility
"Buying your first home? I can help you turn FHA questions into a plan."Program eligibility
"I compare the costs to plan for, not just the program names."Program eligibility
"I want you to understand the FHA review before you start gathering records."
"I can explain why the house matters in an FHA conversation, too."Program eligibility
"Not sure how FHA differs from USDA? I can walk through the differences."
"I start with your buying timeline before we choose a next step."

Pillar 03 Get-Ready Coaching

"I can help you make a document list that fits how you earn."
"Before you send paperwork, I will explain how to share it securely."
"I separate the records you have from the records still needed."
"I can help you plan for more than the down payment."
"If your income changes month to month, I want to talk about the records."
"I can help you sort your loan questions before you begin an application."
"Buying can wait while we work on your preparation list."Program eligibility

Pillar 04 Tucson & Southern Arizona

"City home or more space outside it? I want to hear about your plans."
"I ask about the commute as well as the home-search budget."
"Looking across Southern Arizona? I can help connect the search and loan questions."
"I can compare loan considerations while you compare places to live."
"I want your home-search plan to leave room for everyday expenses."
"If your Tucson search expands, let me help revisit the financing questions."
"I can help you start with your priorities, even before you pick a property."
05

Filming basics

I keep the recording simple and the explanation clear.

Light: I face a window and check that my face is easy to see.

Frame: I set my phone upright on a stable surface and leave space for on-screen text.

Audio: I record in a quiet spot and listen to a short sample first.

Length: I aim for a short answer. I open with the question and explain only what is needed to answer it.

Captions: I keep every post complete: hook, script, on-screen text, caption, compliance microtag, and hashtags. Each hashtag stays a single token with no spaces.

Recording: I speak at a comfortable pace and record again if the explanation is unclear.

End with the step: I invite one next step, such as asking for my preparation list. For USDA posts, I explain that eligibility depends on the property location and household income under USDA rules.
